This beautiful property includes a three-bedroom traditional Madeiran villa and a one-bedroom cottage – Casa das Rosas and Casa do Mar – surrounded by a vast and luscious tropical garden, it has a small orchard with aromatic herbs, a saltwater swimming pool, a panoramic terrace, and a parking space. It is in a quiet residential area with a breath-taking 360-degree view of the ocean and the surrounding mountains.
The property has undergone a full renovation for the past two years and it has just now opened to welcome guests.
Casa das Rosas is 136 m2 and comprises three bedrooms on the top floor with three ensuite full bathrooms, as well as a living room, a dining area, a full kitchen, and a half bathroom on the ground floor. There is also an outdoor dining table and sun loungers to enjoy the outdoor space. The swimming pool area has a solar heated shower and a half bathroom.
This villa stands out for its details and authenticity, to make you feel welcome and provide comfort to the whole family.
Casa das Rosas is equipped with a dishwasher, clothes washer, dryer, fridge, freezer, stove, oven, microwave, and all necessary kitchen utensils, as well as bed linens, towels, pool towels, Wi-Fi (200 Mbps), Smart TV with international channels, among other amenities to provide a pleasant and relaxed stay.
LOCATION
The property is in a rural area 5 minutes by car to the village of Calheta, which boasts Madeira’s largest sand beach, a quaint marina and many restaurants and cafes.
Calheta is in the southwestern part of the island, which has the best weather conditions in Madeira.
A few kilometres away there are stunning cliffs, mountains and Laurissilva forest for nature lovers and hikers.
Nearby you can enjoy many outdoor activities such as hiking, paragliding, mountain biking, surfing, fishing, and other nautical activities.
A small grocery shop, pharmacy, cafes, beauty salon, ATM, free parking, and a taxi stand are located within walking distance. Larger supermarkets and restaurants are available within a few minutes’ drive.
The property has easy access to the major roads.

The accommodation is not suitable for children under 6 years old. As there is risk of drowning, fall and other injuries, children must be always accompanied by adults.
A car is recommended, but there are bus stops and a taxi stand nearby. You can install the smartphone app Rodoeste to see the bus lines and timetable.
As some roads in Madeira are steep and narrow, smaller vehicles with powerful engines are recommended.
The garden, terraces, swimming pool and parking are exclusive for the guests and are common for the two houses.
The saltwater swimming pool is not heated but is open all year round and can be used if the weather is favourable.
The property has two cats who are permanent residents: “Marlinha” is an orange tabby. She is very affectionate, people friendly and loves to be petted. “Zarco” is a black spotted Tortoiseshell. She is shy and will greet you from a distance. Both of them were adopted locally and are sterilized.
The accommodation is in a residential area in a rural setting, but there is potential for noise from motorbikes and cars driving in a nearby street and barking dogs in the neighbourhood. There are also insects in the vicinity that can be attracted by leftover food.
Cleaning is done before guests check in and there is a weekly maintenance cleaning, which includes the change of bed linen and towels. An additional cleaning service may be requested if desired.
The accommodation is officially registered, meets the requirements to ensure safety and comfort, and has a complaints book controlled by the competent authorities.
CONDITIONS
1. Parties or behaviours that disturb the peace and well-being of the neighbours are not allowed, especially between 10:00 pm and 8:00 am when noise is forbidden.
2. An online check-in form will be sent to collect essential information for check-in and mandatory identification data of all foreign guests. This form must be filled and submitted by the guest at least two days before arrival.
3. Guests must agree the check-in time at least two days before arrival. The waiting time for check-in is 60 minutes after the agreed time. After 60 minutes from the agreed time, a new time can be agreed according to our availability.
4. Guests must present an identification document upon arrival and fill an identification form if needed to comply with Portuguese legal requirements.
